Master Plan Update - Help Wanted

We need your help! The Borough of Rockaway is launching the process of overhauling its Comprehensive Master Plan to shape the physical, social, environmental and economic future of the Borough, in accordance with Municipal Land Use Law. The updated Master Plan will provide a framework for preserving the Borough's character, improving quality of life and supporting investment and promoting desired change.

What is a Master Plan?

A Master Plan provides a comprehensive guide for the future development of a community. It serves as a comprehensive approach to planning issues and considers many factors impacting a community's economic development needs. The Master Plan gives the community the legal basis for control over future development, as well as land use planning policy and zoning changes. Most changes are implemented in the form of zoning amendments and land development ordinances.

Pursuant to the Municipal Land Use Law, New Jersey municipalities must adopt and periodically re-examine a Master Plan at least every ten years. The Master Plan for the Borough of Rockaway was adopted by the Planning Board in 1995 and subsequently re-examined in 2002 and 2008. It is now time to undertake a comprehensive review of the Master Plan -- and this is where we need your help! An on-line survey has been prepared to obtain your input and ideas. Questions include:

  • Vision - what do you like the most about living, working, or visiting here? What are three words you would use to describe Rockaway?
  • Land Use/Development - What are three qualities that make Rockaway attractive for new businesses - and three qualities that might make new businesses not want to locate here? What kind of residential and non-residential development should be encouraged?
  • Economy - How often do you shop here? What business would you like to see in Rockaway?
  • Community Facilities - Are the community facilities convenient and useful? Are there any services or facilities that are not in Rockaway that you would like to see? How would you rate the school system?
  • Other - Your opportunity to share any other comments/issues/concerns.
